Our dedicated Investments team actively scours numerous regions across the U.S., seeking out seasoned sponsors and their valuable opportunities. We recognize that investors have diverse goals, strategies, and preferences when it comes to investing their funds. This understanding drives our mission to offer a wide spectrum of investment opportunities through the RC Brown Investments Marketplace.

We adopt a highly discerning approach, approving and presenting only about 20% of the deals that undergo our review process.  We use the term ‘curated’ to describe our Marketplace offerings, signifying our meticulous gathering, review, and presentation of deals that may otherwise remain undiscovered by investors. This approach allows our Marketplace to serve as a platform for investors to craft a tailored real estate portfolio that perfectly aligns with their aspirations.

Our extensive deal evaluation process consists of three crucial components:

1. SPONSOR EVALUATION

Assessing the firm's suitability

Our objective is to onboard established and proficient sponsors onto our marketplace. To achieve this, our team rigorously evaluates each potential sponsor through a transparent and impartial process:

  • Sponsor Application /Documentation: We gather and access a wide array of information pertaining to the sponsors activities, policies, financial status, and background.
  • Thorough Background Check: Leveraging third party resources and advanced technology, we conduct comprehensive background investigations on the Sponsor and its key stakeholders.
  • Periodic Report Assessment: We meticulously scrutinize a sample periodic report from all new Sponsors, ensuring it complies with essential requisites and aligns reasonably with investor expectations.
  • Financial Validation: Sponsors are required to furnish two to three years of financial statements, aiding in a thorough assessment of their financial standing.
  • Historical Performance Review: We assess the Sponsor’s track record to determine their capability to execute similar business plans within the proposed Marketplace offering. This includes an evaluation of asset type, size, investment profile, and project location experience.
  • Quarterly Reporting: Sponsors are required to provide quarterly report samples to verify that this aligns with the acceptable standards as outlined in the executed service agreements.

2. PROJECT ASSESSMENT

Detailed property analysis

When assessing a prospective deal, Our team evaluates property characteristics and the sponsor’s investment strategy for the asset. Through in-depth sponsor interviews and thorough document analysis, We aim to address the following:

  • Does the project resonate with the sponsor’s expertise and core competency?
  • Are the deal assumptions substantiated by pertinent market data?
  • Does the project conform to investor preferences regarding asset type and location?

In our quest for deals spanning markets throughout the globe exhibiting specific economic and demographic patterns, Our team conducts a comprehensive review of the deal and pertinent third-party data. This evaluation is carried out in alignment with the business plan and assumptions underpinning the investment. Our team gathers essential information, Encompassing sponsor key deal points, Capital stack, and Co-investment structure. This information is subject to rigorous review by the Managing Director to determine the deal’s suitability for the marketplace.

3. OUR PROJECT MANAGEMENT& FUND CONTROL PROCESS

Allocation and Tracking of Funds

At RC Brown Investments, we follow a meticulous process to ensure that construction loan funds are disbursed in a controlled and transparent manner, safeguarding the interests of both our investors and developers.

Our comprehensive process includes the following steps:

  1. Project Setup:

  8. Final Inspection and Closeout:

  • Create a project account and assign a unique project ID.
  1. Draw Request Submission:
  •  The developer submits a formal draw request for funds, detailing the specific budget line items and associated costs.
  1. Review and Approval:
  • Each draw request undergoes a thorough review and approval process to ensure accuracy and compliance with the project plan.
  • Following a site inspection, the project supervisor verifies the completion of work and the procurement of materials.
  • The project manager approves or rejects the draw request.

  1. Funding:
  • Once approved, funds are disbursed to the developer accordingly. Notably, only 10% of material costs are reimbursed until the materials are actually used for the completed budget line item.
  • Funds are released according to the draw schedule, as agreed from the onset.
  1. Inspection and Verification:
  • Regular inspections and verifications are conducted to ensure that the project is progressing as planned and that funds are being used appropriately.
  1. Accounting and Reporting:
  • We track and maintain detailed records of draws, approvals and disbursements and provide transparent reporting to keep all stakeholders informed about the financial status and progress of the project.
  • Maintain a running balance of funds disbursed and remaining.
  • Provide regular reports to the developer and other stakeholders.
  1. Compliance and Monitoring:
  • Continuous monitoring and compliance checks are performed to ensure adherence to all regulatory and contractual requirements.
  • Monitor project progress and address any issues or discrepancies.
  1. Final Inspection and Closeout:
  • Upon project completion, a final inspection is conducted to verify that all work has been completed to the required standards. This step also involves finalizing all financial documentation, draw requests and closing out the project.
